We provide full management service for a monthly fee.
We have over thirty-years of experience in managing Commercial Property and Multi-Residential. Our staff includes three full charge accountants, an office manager, and two assistants. We have three full time property managers and two commercial sales and leasing associates. Our office is open Monday through Friday from 9:00 to 5:00. Our commercial services include collecting rents, calculating CAM charges, allocating and billing for all triple net charges with budget analysis for monthly billings on property charges. We provide monthly statements showing all receipts and expenses, plus all year to date receipts and expenses allocated by category. We complete property inspections and on- going investigations with owner and tenants for new cost saving approaches. We provide close supervision of vendors always using a common sense approach. Our duties cover all aspects of caring for your property. We are available 24 hours a day 365 days a year for any emergencies. We have a wide range of vendors who provide service at a very reasonable cost ant who have great expertise. Your year-end statement suitable for your tax advisor with all expenses and income listed. 1099's are issued for all vendors who have provided service. CIF Property Management is fully licensed and insured, including E&O.

Leasing service.
Our experience commercial leasing agents will provide services that include an intensive marketing campaign utilizing the following concepts and tools. We will install a sign on the property as approved by the property ownership. Presentation of the property to all the commercial brokerages with the County via e-mail blasts specifically design for the property and via monthly available property updates. We create a brochure/flier for the property to send via direct mailing to local and regional potential tenants. We advertise the property on our website which expands nationally through LoopNet a commercial real estate database, and post on Craigslist website. We regularly report client/broker feedback regarding the property to client. Upon finding a qualified tenant we will prepare the lease agreement and collect the first month’s rent and security deposit. Our commission is based upon the gross rental value of the lease (sample commission schedule is available upon request).
